MANAGEMENT ISSUES
I hope that these papers will help make your project a pleasant one.
THE KEY DOCUMENT is the computer line item portion of the print out. It lists the work to be done. It fills in the blanks and takes precedence over plans and lists. It raises questions, establishes time allowances and sets progress payments. As the job progresses, I revise it as a tracking tool. At the end of the job, I present the owner with a final printout called the "As built list". It is emailed when ever there is a block of changes. I think that you understand that is in a state of flux.
PAYMENTS Invoices are due and payable on receipt. Make your check payable to Brookline Aries Electric Co. The check should be given to the lead electrician. Change orders are payable when finished and are not subject to retention. Work may be stopped if timely payments are not made unless you request an extension of time in advance. Payment is expected as milestones are passed, for example, as a section of work is completed.
DISPUTE RESOLUTION will be swift if it is brought to our attention at once. It is easy to take care of little problems right away. Help us by asking questions and suggestion for improvements. My policy is: if you question something, I will take as a personal opportunity for improvement.
WE ARE ONLY HUMAN Things will go wrong. There will be dust. It may be noisy. Their will be hammering and yelling. Cars will park in the area. Let us know what you need, but please be nice. We will do our best to make things better right away.
INVISIBLE DELAYS Sometimes it looks like nothing is going on. It might be a delay for inspection, missing materials, or even an emergency for one of our other clients. These things are expected and normal in construction. Call if you are wondering.
ONE ROOM AT A TIME is not efficient, in terms of mass production.
UNUSUAL WORK and custom work can be done. Our rates are quoted in the back pages of the estimate. On custom projects we give time in case there are problems to solve and if it takes longer than normally anticipated.
GUARANTY the manufacturer warranties materials, usually for one year, I guaranty our workmanship for as long as I live. Payment in full is required in order for warranties to be honored.
PLASTERING is not included. When we have to make an incision or a hole, it will be as small as possible. Some of our electricians can plaster a "scratch coat" or rough patch undercoat. We can not quote a price for plaster, until the work is done, as the hidden structure of the building determines where we have to make incisions. We are not painters.
PG.E fees are not included Sometimes $325.00 to move W-H, Sometimes $ 500 deposit for underground.
HALF-DONE: Half of the estimated man hours have been invested in the job.
DONE Substantially complete or in use.
CLIENT RESPONSIBILITIES: Please be present the second hour of work to answer questions and make suggestions. Provide a long term set of keys for us. Understand that the detailed printout will define the limits of our work.
OWNER’S AGENT TASKS: I supply white cover plates and devices, unless the room has existing ivory plates. Tell us if you have a pet to keep indoors etc. Checks may be given to my electrician, made payable to Brookline Aries Electric Co. Help us pack maximum value in to each dollar by going over the details with me. Let us use a phone for local business calls. Arrange for mopping and cleaning as this dusty, noisy work.
SHARED RESPONSIBILITIES: Security, and lockouts. Help us find overlooked items to polish for perfection. Spot improvements.
FLEXIBLE BIDS: Our successful clients appreciate the flexibility of standard line-item prices. When you ask for additional work, the total price goes up, but so do the amount of work and the level of convenience. It makes it easy for you to make changes t the scope of the work. You pay for only what you actually get, via a final job audit.
POTENTIAL RISKS: Realize that even though other contractors are licensed they may not be insured. Do you understand this is a flexible bid? IF YOU WANT A CAP PRICE, THEN PLEASE SAY SO. If we find hidden code work, we will report it and price it as an option. Code corrections tend to use up lots of labor. The room may need to be painted by others. Newly refinished floors need plastic and plywood by others topped by our drop cloths.
COMMUNICATION: Allow us to use the phone for business calls. Share your goals with me and I will achieve your goals as own. Visits, questions and communication are expected with out delay. Revisions & improvements are always appreciated.
SCHEDULING: if our current client wants more work, I will ask if it is OK. It may delay the start of your work, but we offer you the same courtesy on your extras. Fast track jobs are available. Flexible scheduling dates are appreciated. There is a gap after the rough in. We return after the sheet rocker and painter.
